RIT Global Village

The Global Village is a mixed-use residential community aimed at preparing students for study abroad and for careers in the global economy. To make way for this $50 million, 25-acre project portions of RIT’s 669-bed Riverknoll apartment complex were demolished, and new student housing was provided on a one-to-one basis. Mixed-use spaces include a restaurant, convenient shops, a post office, and health facilities as well as the student housing.

One of Erdman Anthony’s primary roles in this project was the layout and design of the utility infrastructure, which included electric, telecommunications, natural gas, domestic water, hot and chilled water piping, sanitary sewers, storm drainage systems, and stormwater management. One of the major challenges was rerouting the complex network of existing utility infrastructure to be rerouted to provide uninterrupted service to the remaining Riverknoll apartments, the University Commons development, and several other educational and food service buildings, while providing new utility service to the Global Village. Extensive survey and analyses of existing utilities were required in order to locate and map the existing facilities.  Utilities that were required to be rerouted and temporarily maintained included high pressure gas, 12KV electric, stormwater, telecommunications, and major fiber-optic cables. To further complicate the layout and design effort, Phase I of this project included a mass excavation of 60,000 cubic yards to be removed from the area that contained many of the utilities to be temporarily maintained.

Consistent with the multiple phases of the design team’s Global Village Master Plan, Erdman Anthony developed a utility master plan and a phasing plan for installation. The established utility corridors avoided pristine areas of the Village and areas of future development, thus maximizing land available for equitable uses. 

Timed with the completion of the schematic design phase, Erdman Anthony was required to have a complete utility package ready for bidding by the construction-management team partner. This aggressive schedule was necessary to accommodate the target completion date of September 2010 for the Global Village opening. 

Design documents included 3,000 LF of electric and telecommunication duct banks, 2,100 linear feet of gas main, 2,200 linear feet of water main, 6,500 linear feet of hot and chilled water piping, 1,500 linear feet of sanitary sewers, 2,100 linear feet of storm drainage, a stormwater management detention facility, and a complete Stormwater Pollution Prevention Plan.

Erdman Anthony was also responsible for the design of the Global Village area roadways. We worked closely with the project’s landscape architect to ensure the vision of the project was upheld while satisfying local zoning and fire-code requirements. Roadways at the rear of the Global Village buildings were constructed with asphalt pavement while more central roadways receiving daily pedestrian traffic were constructed with concrete with decorative pavers.

In the spring of 2010, RIT identified the western portion of the campus as having insufficient parking capacity and contracted with Erdman Anthony to provide construction documents and specifications for the construction of Global Village parking at the Red Barn. This four-tier parking facility is situated on the high point of the campus and provides 312 parking spaces immediately adjacent to the Global Village. Elements for this phase included a surface sand filter for stormwater quality and a dry pond for water quantity control, utility relocations, site lighting, and sidewalk connections to the Global Village.

During construction a deep localized pocket of unsuitable soil was encountered. Erdman Anthony designed a stone subbase section using Tensar TriAx Geogrid, which allowed construction to continue with minimal undercuts. Other construction services included onsite construction observation, submittal and shop-drawing reviews, and 3D modeling. The successful low-bid contractor elected to use GPS Machine Control and Rover equipment to construct and lay out the parking facility. Erdman Anthony provided TOPCON-compatible 3D-design files, set GPS local control points, and localized the contractor's TOPCON equipment. These services proved to be very beneficial, allowing construction with minimal survey staking.

Erdman Anthony provided assistance with construction during the project-compliance site visits, answering RFIs and attending progress meetings. The project was completed on schedule and budget. Construction cost estimates for this project were provided by the construction manager and the estimating design-team partner.
