ALDI Park and Distribution Center

ALDI is a German based discount grocer with a large and growing US presence.  As they expanded into South Florida, they spent two years selecting a site for their 800,000 sf warehouse, distribution center and corporate office.  Erdman Anthony was selected by the mega grocery store chain to prepare a feasibility study for the 73 acre Royal Palm Beach site for the following elements:

  • Platting
  • Zoning, site planning and special exceptions
  • Development of a new code for large distribution centers
  • Drainage and flood control
  • Wetland impacts
  • Turn lanes and FDOT permitting
  • Soils and earthwork balance
  • Potable water and sanitary sewer, on-site and off-site
  • Permits
  • Noise ordinances and impacts

Erdman Anthony was further retained to design the two phases of the project:  first was the 73 Acre ALDI Park.  This large industrial park will support vacant parcels for commercial and industrial development along SR7 in Royal Palm Beach plus the large ALDI warehouse/distribution center.  Erdman Anthony is designing, permitting, and inspecting the following elements for ALDI Park:

  • Left and Right Turn lanes in SR7
  • Master sewer lift station
  • Force main (3,400 ft)
  • Water main (5,000 ft)
  • Master surface water management system
  • Entrance roadway and pavement design
  • Earthwork to balance the site

The utility design was closely coordinated with the Palm Beach County Utility Department and the Palm Beach County Health Department.  The effort includes abandoning two public water supply wells that are no longer in use and installing a sewer force main in that location.

Erdman Anthony is also designing the SR7 improvements that include turn lanes, utility relocations, a variance from FDOT from the access management distance between directional median openings, street lighting design, maintenance of vehicular and pedestrian traffic, coordination of permits from the FDOT for drainage, driveway, utility permit for the street lighting, utility permit for the pole to be relocated, utility permit for the traffic conduit to be relocated, and landscaping.
