Infrastructure and Site Design

The Colonial Square mixed-use residential community consists of 254 units of residential housing contained within 83 buildings, with an overall density of approximately 4.5 units per acre. The community is located on 56 acres of what was once vacant land surrounded by subdivisions, townhouse complexes, and commercial land uses.

Specifics of the project include:

  • 3 senior (age-restricted) apartment buildings with 48 units each (144 apartment units)
  • 10 four-unit townhouse buildings (40 townhouse units)
  • 1 clubhouse
  • 43 cottage-style homes
  • 27 country-style homes

Through development of the parcel, Erdman Anthony provided engineering design of a water system that increased water quality and fire protection for the community adjacent to the project site.

Our firm’s work included water and sanitary supply, stormwater management, site layout, road profiles, site grading, and lighting. Project landscaping included various plantings, decorative walls, pavers, and site furniture to enhance aesthetics for the residents.

Our team steered the project through a fast-paced zoning process that included the city, county, and many agencies. Our team also provided visual and traffic assessments, formulated presentation graphics, and participated in many community meetings to increase public awareness.
