ALTA/NSPS Land Title Surveys

Erdman Anthony conducted numerous land title surveys to support an extensive rehabilitation project undertaken by a public housing agency in New York state’s Capital Region. Field surveys were done to 2021 American Land Title Association and National Society of Professional Surveyors (ALTA/NSPS) standards for five different sites, with over 700 housing units and more than 50 acres included in the surveys.

As a surveying subcontractor, Erdman Anthony researched the properties’ history through county records and title documents, conducted field surveys to locate and mark property lines, and produced detailed maps of the properties that featured the exact locations of all property boundaries and specified any easements and encroachments.

The ALTA/NSPS survey process also encompassed the documentation of utility locations, the identification of all neighboring property owners, the location of setback lines as specified by local zoning regulations, and the calculation of the ground-level footprint of all buildings on the properties surveyed. Erdman Anthony’s geospatial team also wrote legal descriptions of the properties, calculated the height of each building, and identified the flood zone classification of all properties surveyed.

The maps and data provided by Erdman Anthony’s surveying team are now being used by the prime contractor’s staff to develop a rehabilitation plan for the properties that will improve the housing complexes for the hundreds of families that call them home.
