Erdman Anthony provided commissioning (Cx) services for a substantial renovation of one of Rochester Prep’s middle schools in Rochester, NY. The commissioning process began after the construction phase and focused on the acceptance and building-turnover phase. The basis for delivering Cx services was modeled after the Portland Energy Conservation Inc. (PECI) Model Cx Plan.

Erdman Anthony’s efforts confirmed that the building systems were operating in accordance with the design intent and the owner’s operational needs. Our firm also created functional performance test scripts, which were used during equipment testing to confirm the implementation of the controls’ sequence of operation throughout the commissioned equipment. We also performed a trend data analysis on the equipment, which included reviewing equipment set points and performance data over a period of several days.
At the project’s conclusion, it was confirmed that all systems were operating as designed. A final Cx report was written and delivered to the owner, which outlined the entire commissioning process and all the documentation throughout the project.
